What are home measurement services?

A floorplan service is just what it sounds like: Based on your requirements, an appraiser will measure your property's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a legal document that can be used to prove a precise Gross Living Area (GLA), the total livable space, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How does a home measurement service work?

During a home measurement or floorplan service, an appraiser measures the property with a measuring tool — generally a tape measure or laser measuring device. As they walk the home, they note the layout of the rooms and other features, like stairs, patios, and fireplaces. They may sketch the property. Then, the appraiser creates a report and detailed floorplan showing the total area and the overall layout of the home. The finished product is a legal document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When are measurement services necessary?

Property taxes

Tax records often reflect the wrong area of a property because the values can come from various sources, and sometimes go unverified — which means you may be taxed for more space than you actually own! Unless an appraiser has recently executed a valuation on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to challenge your taxes. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Selling a home or property

A home measurement service can ensure that you're paid fair market value for your house. Living space is one of the most important factors potential buyers examine when purchasing a house — but since square footage values are often approximated rather than accurately measured, your property listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price of your home, but possibly even the number of interested buyers. The only guaranteed method of using a precise GLA when listing your home or property is to reference a previous appraisal or measurement service carried out by a certified appraiser (after any remodeling that might have affected square footage).

For real estate professionals

To ensure that your client's home sells at a price that appropriately reflects true market value, we suggest requesting a measurement of the property. Your clients, and especially potential buyers, will appreciate your scrupulousness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a wonderful marketing tool for getting potential buyers interested because they can view the layout and attributes of the house before and after touring.
